$250 Million Invested in BrookPort Business Park in CentrePort Canada

Whiteland developers sells out fourth and final phase of 280-acre industrial park.

June 27, 2023 WINNIPEG, MB – The fourth and final phase of BrookPort Business Park (“BrookPort”) is now fully sold out; since being brought to market five years ago, all 280 acres of the fully-serviced industrial park in CentrePort Canada (“CentrePort”) are sold.

Since 2018, Whiteland Developers (“Whiteland”) has invested over $100 million to develop the 280-acre industrial park in the Rural Municipality of Rosser. More than 50 companies have invested over $150 million to locate within the park, which is ideally suited for companies in the warehousing, distribution, cold storage, transportation and truck parts industries. Established operations include Ayr Motors, CadX Group Ltd., Cantrans Containers, Haulster Transport, JM Truck & Trailer Repair, Longview Logistics, Nutrien, Pluto Transport, Rig Logistics, Sailors Group, Whiteriver Logistics and Winnipeg Flatbeds.

“Manitoba’s unique gateway and hub initiatives allow for our province to flourish in trade and transport, allowing for reliable distribution solutions to increase economic development in getting goods and services to market,” said Manitoba Transportation and Infrastructure Minister Doyle Piwniuk. “CentrePort is North America’s largest tri-modal inland port connecting to major national and international trade gateways and we celebrate this great achievement and the opportunities that it brings to benefit all Manitobans.”

“We started this project in 2018 because we could see that there was going to be a lot of demand in the CentrePort area,” said Satpal Sidhu, President, Whiteland Developers. “We were right. We had anticipated it would take over 8 years to fully develop BrookPort, and with demand consistently exceeding supply, we were able to sell the final lots several years ahead of schedule.” 

“Hundreds of new jobs have been created in BrookPort Business Park, particularly within the transportation sector,” said Amritpal Jhand, Chief Executive Officer, Whiteland Developers. “Projects like these are creating real opportunities within the community and generating significant economic growth in Manitoba.”

In addition to acting as the developer of BrookPort, Whiteland has constructed several major projects within the park, including:

  • 12 Vervain Drive: A 83,174 square foot multi-tenant building with industrial space for lease is ready for occupancy and 100% conditionally leased by two tenants
  • Aster Drive Industrial Condos: two buildings totaling 58,000 square feet of industrial space for sale are currently under construction and 100% conditionally sold

 “Over the last five years, we have seen over $380 million in development permits issued for 2.2 million square feet of industrial construction in CentrePort North. These are incredible milestones for the RM of Rosser,” said Ken Mulligan, Reeve, RM of Rosser. “Dozens of new companies now call Rosser home and there continues to be significant interest from the market. We look forward to welcoming more businesses to Rosser as new lands develop.”

Currently, there are over 2,300 acres in various stages of development within the CentrePort footprint. Demand for modern and flexible industrial space within the capital region of Winnipeg has shown no signs of slowing down and is expected to continue. Other major projects underway at the inland port include the CentrePort Canada Rail Park, InksPort Business Park, Steele Business Park and West Creek Industrial Park.
